Our owner financing program is a simple and transparent agreement. You, the buyer, will make payments directly to us, the seller, based on the following terms:
- 15% Down Payment: A down payment of 15% is required to secure the property. This shows your commitment and reduces the overall loan amount.
- Fixed Interest Rate: The interest rate is established by the market on the date of closing, set at 2 points above the daily 30-year fixed rate as published by Mortgage News Daily on the date of closing. This provides a fair and transparent rate that does not adjust with market conditions.
- Interest-Only Payments: For the three year term of the loan, your monthly payments will be interest-only. This keeps your initial payments lower and more manageable, helping you to acquire your property without financial stress.
- 3-Year Balloon Payment: The remaining principal balance of the loan will be due in a single balloon payment at the end of the three-year term. This gives you time to secure traditional financing to pay off the remaining balance. There are no prepayment penalties. You are able to payoff the loan or secure preferred financing at anytime without penalty.
